Postremogeniture

Also known as Ultimogeniture, inheritance by the Youngest son.

I was going to say opposite, but it's not really, to primogeniture, inheritance by the Oldest son.

Actually, according to the dictionaries I've consulted the heir need not be male. Some females have primo'ed their way in.

That depends on their gender and whether your state follows English Common Law. A friend of mine said that in our state, the oldest son can be made responsible if the parents go on welfare, but not the daughters or younger sons. A good reason to consider residing in another state!
